The brochure tells everything. At least what’s important to the seller — and hopefully the buyer.
While many ranching properties listed for sale around the state have highlighted the spectacular homes on the property and what could be found in the dwellings of the uber-rich (like the autographs of Jerry Garcia, Bob Weir, John Perry Barlow and other Grateful Dead members scrawled on the wall of Bar Cross Ranch in Cora, Wyoming), other times it’s just about the acreage. And what’s on the acreage.
The Encampment River Ranch near Riverside in south-central Wyoming leans toward the latter.
In fact, one look at the brochure and there’s nary a photo of a home on the 521-acres of property.
There is a home. In fact, there are two. But the sellers aren’t promoting those at all outside of mere mentions buried deep in the brochure.
At this property, it’s all about the fishing.
There’s a mile of fishing on the Encampment River.
So good, the real estate agents say, that it is “world-renowned.”
They back it up too. It has a blue ribbon designation which is only allocated to the top 3% of Wyoming waters.
The property itself is what’s for sale here.
It’s not as expensive as many of the more celebrity-ish ranches that have sold this summer in Wyoming as this ranch is on the market for $7.2 million.
It’s about a tenth of the price of 5,000-acre plus Diamond G Ranch outside Dubois that was owned by the Walt Disney Family and listed at $71 million. It’s also priced lower than the aforementioned 35,000-acre Bar Cross Ranch in Cora, which is listed at $35 million.
But it’s got a fraction of the acres so it probably balances out.
After all, it’s not in a bad neighborhood. The Old Baldy Club, Brush Creek Ranch, and A Bar A Guest Ranch are all nearby.
The locale really does have a rich history too that includes Jared Kushner and Ivanka Trump who stayed at the resort/ranch.
A-list actor Tom Hanks officiated a wedding at the ranch for the daughter of network news man Brian Williams.
Fashion model Karlie Kloss and billionaire businessman Josh Kushner, who is Jared Kushner’s brother, had their second of two wedding ceremonies at the resort and were joined by the likes of actor Orlando Bloom and pop music’s Katy Perry.
Country music’s Reba McEntire was also a past guest.
The Encampment River Ranch sits just outside the communities of Riverside and Encampment. Both mule deer and white-tail deer can also be found there.
